Interactive Resources, Inc. was retained by General Services Administration (GSA) to provide an enhanced feasibility study in which the primary analysis, recommendation, and documentation are used in developing capital projects, and create and/or enhance GSA’s real estate assets. It is intended to incorporate other studies previously completed into a holistic representation of a property’s existing condition, recommendations, and the costs associated with those recommendations.

The study includes input from project stakeholders including tenants, building management, architects, engineers, portfolio asset managers, project managers, previous feasibility study elements, tenant plans, required technical studies and a recently completed building evaluation study (BES). The study includes a complete and thorough multidisciplinary inspection and evaluation of all selected systems; recommendations for proposed short-term and long-term repair and alteration projects with associates cost estimates.

As part of this study, possible alternatives were documented and vetted in order to identify, and further develop the preferred alternative. The developed preferred alternatives and design criteria include a set of design-build specifications and drawings that will be used for the design-build (DB) procurement. This will become the basis for the project design and provide GSA with a reliable construction budget and implementation strategy.

Projects included elevator upgrades, restroom upgrades, new roofing and plaza decks, mechanical, electrical and plumbing upgrades, rotunda door repairs, seismic joint seal repairs, fire protection upgrades, plaza drainage and leak repairs, and curtain wall repairs. Energy efficient upgrades apply to elevator modernizations, mechanical, electrical and plumbing systems.
