Interactive Resources provided a Property Condition Assessment (PCA) of the Metropolitan luxury apartments, which occupy almost two entire blocks near the heart of downtown San Mateo, California. The purpose of the assessment was to determine the existing conditions of the buildings’ systems and general conformance to the plans and specifications including, but not limited to, structural, plumbing, heating and ventilating, air conditioning, electrical, fire protection, finish materials, exterior facades, roof, general ADA compliance, site amenities and vertical transportation. The PCA included recommendations for improvements and a report with cost estimates for the repair design.

The complex consists of 218 units in two separate buildings — buildings one and two at 338 and 337 South Fremont Street, respectively. Each building consists of a subterranean garage structure with four stories of wood frame construction set on top of the podium level. Total gross sf of the project is 461,466 sf, including garages (parking includes a total of 422 stalls).
